Its back-to-school season! The summer is officially winding down, and the real estate market is slowly heading towards a seller’s market. Inflation numbers are still high and may cause another rate hike before the year ends. Get your pre-approvals in before this happens! What is Gross Debt Service?

Gross Debt Service (GDS) is the percentage of your total monthly income that goes toward housing costs. For example – you have a monthly income of $8000, your mortgage payment is $2800, and your utilities are $400 a month. Your total housing costs are $3400, which gives you a GDS ratio at 40%. Canada Mortgage and Housing Corp. recommends your GDS remains at or below 39%.

Lansdowne Farmer’s Market – Support local farmers! Get your fresh produce, baked goods, hot meals, crafts, pantry items and more from over 75 vendors. The market takes place on Sundays from 9am-3pm at Aberdeen Square from July 2nd to October 29th.  

Neighbourhood Feature – Osgoode

Osgoode Village is wonderful community located south of Manotick and west of Greely. The community is seeing a turnover with a lot of young families moving in. Homes prices are still a great bargain in the area, and many are perfect for renovating. The main street offers a grocery store, an arena, a public school, a gas station/LCBO/Beer Store, and a great pub called the Red Dot Café. During the spring – fall seasons, La Cantina is open and serves some of the most delicious Mexican street food I have ever tasted! Vibration Studios is also on the main street and offers live music, coffee, drinks and more. Pick your own apples at the Log Cabin Orchard or take home a delicious pie. They also have pumpkins in the fall and Christmas trees in December. A day trip to Osgoode is highly recommended!

Working with a Realtor to buy a home is free! That’s right, you don’t pay a realtor any fees for their services when buying a home. The commission and taxes are paid for by the seller to the buying, or “co-broking’ realtors’ brokerage who then pays your sales representative/broker. The typical co-broking commission is 2.5% of the purchase price. There is no standard co-broke amount, as some sellers might pay 2 or 2.25%, new home builders might offer 1 – 2% net HST, and military relocation sellers typically offer 1.75%.
